Istanbul Ranked First in Residential Sales
In June, Istanbul had the highest share in housing sales with 13,578 housing sales and 16%. According to sales numbers, Istanbul was followed by Ankara with 7 thousand 325 housing sales and 9% share, Antalya with 4 thousand 503 housing sales and 5% share. According to the Endeksa data, as of the end of June, the annual value increase in housing sales prices in Istanbul was 95%, the average sales price per square meter was 30 thousand 750 TL, the average housing price was 3 million 960 thousand TL. Housing prices in Ankara have increased 123% in the last year, the average sales price per square meter is 15 thousand 505 TL, the average housing price is 2 million 15 thousand 650 TL. In Antalya, the annual value increase was 103%, the average housing square meter sales price is 28 thousand 513 TL, the average housing price is 3 million 421 thousand 560 TL.
According to the index data, when evaluating the top 30 provinces with the most housing sales in June, the provinces with the highest annual value growth are Hatay, Ankara and Ordu respectively. Housing prices in Hatay have increased by 152% in the last year, the average sales price of residential square meters is 14 thousand 243 TL, the average housing price is 2 million 221 thousand 908 TL, the value increase in housing sales prices in Ankara by 123%, the average sales price of residential square meters is 15 thousand 505 TL, the average housing price is 2 million 15 thousand 650 TL, the value increase in housing sales prices in Ordu 112%, the average housing square meter sales price was 15 thousand 147 TL, the average housing price was 2 million 44 thousand 845 TL.
Mortgage Housing Sales Increased 51%
Mortgage housing sales across Turkey increased by 51% in June compared to the previous month and fell 67% compared to the same month of the previous year and amounted to 13,463. In total residential sales, the share of mortgage sales amounted to 16%.
Number of First Hand Housing Sales Was 77 Thousand 889
The number of first hand residential sales across Turkey was 25,886 in June, a decrease of 42% compared to the same month of the previous year. In total housing sales, the share of first hand housing sales was 31%. First-hand housing sales decreased by 23% compared to the same period of the previous year and amounted to 171 thousand 158 in January-June 2023.
Second Hand Housing Sales Decreased 13%
Second-hand housing sales decreased by 27% in June compared to the same month of the previous year to 57 thousand 750. In total residential sales, the share of second-hand housing sales was 69%. Second-hand housing sales amounted to 394 thousand 621 in 2022, a decrease of 24% compared to the previous year.
Antalya took the first place in housing sales to foreigners
Residential sales to foreigners decreased by 17% compared to the same month of the previous year in June and by 70% compared to the same month of the previous year, increasing by 2 thousand 625. In June, the share of housing sales to foreigners in total housing sales was 3%. Antalya took the first place in housing sales to foreigners with the sale of 4 thousand housing. Istanbul followed Antalya with 760 housing sales, respectively, and Mersin with 223 housing sales.
Evaluating the data, Görkem Ögüt, Co-Founder and General Manager of Indeksa.com, said, “When we look at housing sales figures, we see a decrease of 44% compared to June last year and 22% compared to January-June period. The main reasons for the decline in sales are the decline in the use of mortgage loans and the fact that housing prices have risen very much. According to the Endeksa data, the annual value increase in housing prices in Turkey is 110% and 2-year value increase at 453%. In June, the share of mortgage housing sales in the total number of sales decreased to 16%. The rise in housing prices and the difficulty of access to finance are driving people to real estate and other investment instruments other than residential.”
